The Property

The Devils Stone Inn is situated in the thriving village of Shebbear. It has been in the same ownership for the last fourteen years and now comes to market as a genuine retirement sale. Everything will be found in good order and is in everyday current use. Currently the property offers eight letting bedrooms and a private bedroom. At one time the property was five letting bedrooms and a substantial and comfortable owner's apartment; it would be easy to convert back to that combination again as the Devils Stone Inn is a marvellous family opportunity. Walking through the property you will find it well appointed and well equipped and with character in abundance. The business briefly comprises a bar area with seating for bar dining, a room from the bar currently with a pool table would make an extension to the bar dining area. A restaurant for some 30 or so covers, services by a fully equipped kitchen. To the front of the property is car parking and of course the Square itself presents ample parking, and to the rear the large area at the moment used as a beer garden.

The Devils Stone Inn is in the very heart of the thriving community of Shebbear. Shebbear is the home to several local business, a shop a very good school and Shebbear College an Independent Public school of some note. Shebbear's nearest town would be Hatherleigh approximately seven miles, Holsworthy approximately 9 miles, Bideford 16 miles and major town like Barnstaple and Exeter easily driven too. The famous surfing beaches at Bude would be approximately a half hour drive and other parts of the North and South Coast are very accessible.

Every year Shebbear celebrates the turning of the Stone and of course The Devils Stone Inn, from where the name of the pub originates, plays a central part in this ceremony. On November the 5th of every year the villagers of Shebbear prepare to turn the Devils stone which is over 6 feet long and weighs in at over a ton. The stone is not local and no one really knows how it found its way to Shebbear. The bells are rung at the local church in discord at 8pm which signifies the turning which once complete will ensure the safety of the village for yet another year.

The Devils Stone Inn Internal Details

The main entrance is through the front door from then village square. Carpeted stairs rise to the first floor and the hallway, the hallway being a striking slate floor. The slate floor follows through into the restaurant and the main bar area, The main bar area has seating on a traditional mix of tables and chairs for approximately 30 covers. The bar itself is a polished wood bar and features a selection of Ales and lagers with a well laid out back bar and display cabinet. The wood burning stove and stone fireplace is a welcoming feature to all. Off from the bar area is a further two rooms currently used for Pool teams but has the potential to become valuable restaurant area.

Also from the bar there us access to the very well stocked cellar. The Devil's Stone Inn enjoys a reputation of keeping excellent ales. The Cellar has all the normal cooling equipment which would be expected. From here is also an access to outside for easy deliveries. A further staircase to bedrooms from here, this is also the area that at one point was the owner's accommodation, the current owners preferring to keep them as letting rooms.

With easy access from the bar is the commercial catering kitchen. Here is a comprehensive range of work surfaces, the normal appliances you would expect including a gas range and chip fryer. Access from the kitchen to the outside area of yard and general storage.

Across the hallway is the restaurant currently laid for some 30 covers. Featuring a slate floor, partial exposed stone walls and a feature fireplace. We feel this room offers further potential of small functions, Carvery, private parties etc.

On the ground floor and further along the slate hallway will also be found the ladies and gents toilet and public access to a small enclosed paddock area currently used as a beer garden.

The Bedrooms and Accommodation.

Currently the bedrooms at The Devils Stone Inn amount to eight which are all letting rooms. Climbing the main staircase in the entrance hall you will find five bedrooms all of which are En-Suite. These will all be found simply furnished with original wooden flooring and with double twin or single variants. The Pub attracts shooting and fishing parties, both activities of which are readily accessible within the area. There is also ample scope to increase bookings by using the portals such as AirBandB.

Via another staircase we arrive at three further bedrooms again fitted simply but to a high standard with exposed wooden floors. These three bedrooms also are for letting, however at one time this was the Owners Apartment and would easily changed back to that for a very comfortable family usage
There is also another room, a ninth room, which the current owners use as their private area. This has many uses as well which include Chef or Manager Accommodation. This room is also En Suite

This outside area to the rear of the building is arrived at from the kitchen or public access hallway. Here can be found some sheds for storing firewood and general things. From here we lead onto the small paddock which is currently used as a summer beer garden. This plot which is totally grass would make an ideal play area, further beer garden seating or has plenty of room to erect a marquee for weddings, receptions and similar. There is separate access to the side of the Pub which a vehicle could get into the paddock/garden
